PAYMENT
A non-refundable deposit equal to 25% of the rental rate is required at the time of booking. Booking is not confirmed until deposit is received.
The advance payment will be applied toward the rent. It is not a security deposit.
Payment method is bank transfer – the details will be sent to you.
The balance is due 12 weeks (84 days) before your arrival date. If the balance is not paid, the deposit will be forfeit.
If you book with less than 12 weeks (84 days) to go, full payment is required at the time.
CANCELLATIONS
More than 84 days’ notice – loss of 25% of total cost
31 – 83 days’ notice – loss of 50% of total cost
30 days or less – loss of 100% of total cost
MAXIMUM OCCUPANCY
The villa is booked for the persons named on the booking only. The maximum number of guests is limited to six (6) persons including any children and infants under 2 years old.
You and your party agree not to use the property for any events, commercial or illegal purpose, including subletting it, or otherwise allowing anyone to stay in it who has not previously been noted on the booking.
MINIMUM STAY
This property requires a seven (7) night minimum stay. Shorter stays may be considered in certain circumstances.
INCLUSIVE FEES
Rates include a one-time linen & towel setup. If you are staying for longer than 9 nights, the linen will be changed half way through your stay. Utilities fees are included in the rental rate. Air-conditioning in the bedrooms is included.
NO DAILY HOUSEKEEPING SERVICE
While linens and bath towels are included, daily maid service is not available. Linen will be changed weekly, and the villa will be cleaned on departure. Please bring your own beach towels. We do not permit towels or linens to be taken from the property.
WELCOME PACKS
These are NOT included in the price, however, a pack of basic groceries can be purchased at an extra cost. Details of what’s included and costs are available on request.

Changes and improvements to the villa are made from time to time, so there may be occasions when furnishings and facilities may differ from the photos shown. All information is correct to the best of our knowledge at the time of publishing.

BUILDING WORKS, THIRD PARTY NUISANCE, NATURAL ENVIRONMENT AND PESTS
On occasion, building work and its associated noise may occur in resort. We cannot be held responsible for nuisance caused by this or any third parties, including noise from disruptive behaviour from guests staying in nearby accommodation or on the street, loud music, or passing traffic.
We cannot be held responsible for any discomfort or inconvenience caused by the natural environment and wildlife, including climate, insects, rodents, and barking dogs.
DAMAGE TO THE PROPERTY
We trust our guests to respect & take good care of the property during their stay. However, accidents do happen from time to time. Please report any damage to the Villa Manager. Charges may be incurred.
RATE CHANGES
Rates are based on 4 people occupying the villa. Additional costs are incurred for further guests up to a maximum of 6.
Rates are subject to change without notice.
FALSIFIED BOOKINGS
Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in.
WRITTEN EXCEPTIONS
Any exceptions to the above mentioned policies must be approved in writing in advance.
POOL
The pool measures approximately 4m by 6m and is 1.2m deep throughout. Diving is not permitted.
Children must be supervised at all times.
The pool is heated from 31st October to 31st May. Please keep the pool cover on when the pool is not in use. It helps to keep the heat in and reduces energy costs.
Do not take glass items in or around the pool. Plastic plates, cups etc. are provided for this purpose. The pool is cleaned twice a week.
SECURITY
Please ensure the alarm is set, windows, doors and shutter closed each time you go out. Use the safe for any valuables.
PARKING
Parking on the drive and on the road is permitted, at your own risk. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner, or the person hiring the vehicle.
DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If it is found that such items have been flushed and clog the septic system, you could be charged damages of up to two hundred pounds (£200).
REFUSE AND RECYCLING
There is no bin collection service from individual properties on the island. Please take your general refuse and recycling to the communal bins, located on Calle Lanzarote next to the Aqualava Waterpark. Go to the end of the cul-de-sac, turn left, and you will see them. You must ensure all rubbish and recycling is removed from the property at the end of your stay.
ACCESSIBILITY
Due to the number of steps in and around the villa, the property is unsuitable for wheelchair users or guests with limited mobility.
FORCE MAJEURE
You will not be compensated if we have to cancel, with full refund, or change your accommodation arrangements in any way because of unusual or unforeseen circumstances outside of our control, including war, riot, terrorist activity, natural or nuclear disaster, industrial dispute, fire, forces of nature, epidemics, pandemics, or unavoidable technical problems with transport. No compensation, costs or expenses of any amount, including the cost of securing alternative accommodation will be paid by us.
DATA PROTECTION POLICY
We will only hold personal data for contractual purposes and relevant to your booking. The information may also be provided to public authorities, such as Guardia Civil, Customs or Immigration, if required by them, or as required by law. It will not be used or passed on for marketing purposes, without your consent.
